🌟 You are not obligated to use the mortgage company your family, friends, or real estate agent mentioned. You should "shop around" for a mortgage loan so you get the best deal possible for you and your situation. Doing your due diligence can help you find the lowest interest rates, the lowest fees and the best repayment terms. Doing this can make all the difference in finding what best fits your needs in addition to possibly saving a lot of money in the long run.
🥂 Congratulations! You just bought a home! Now what? Having extra money set aside for after you close on your home is wise because it allows you to have a financial cushion in the event of any unexpected expenses... Can you say "Murphy's law"? 🫠
We've been there, we know people who have been there. These expenses can include repairs or upgrades to your new home, appliances, lawn equipment, fixtures, furniture or other items that you may need but didn't factor in because of your excitement. All of these things add up quickly and budgeting for them in advance will bring you peace of mind.

Things to pay attention to:
- where the water pools in the yard when it rains
- realistically thinking about exterior upkeep if you are buying a larger lot, how much grass will you have to mow and is it difficult to maintain? Do you have the right equipment, or do you plan on paying someone to do it for you?
- take note of any trees that look "dead", are questionable, or too close to the home. The roots of the trees can damage the foundation of your home if they are planted too close, or your septic system, leading to costly repairs. Additionally, overgrown tree branches can potentially damage the roof and siding, can cause damage due to a storm, or they can also create a home for pests and rodents. All of these things are important to consider!
